The Service Manager is our expert in maintenance, preventative maintenance, and curb appeal. You will be responsible for effectively leading the maintenance team and maintaining the physical integrity of the community while cultivating positive relationships with residents, vendors, and visitors to the property.


  • High School Diploma, GED or equivalent required
  • Experience as a Service Manager required
  • Bilingual preferred
  • Professional appearance and attitude
  • Effective communication skills, both verbal and written
  • Ability to be on-call and work a varied schedule that may frequently include working overtime, weekends, evenings, and holidays
  • EPA Certification required
  • CPO Certification prefered (company will pay for certification/renewal)
  • Valid US driver’s license, current auto insurance, and reliable transportation required

Position Requirements

  • Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical and lighting systems, major appliances, pool equipment, and other systems on the community
  • Must be able to perform carpentry repairs, tile work, tub replacement (preferred), and all areas required of the make-ready process
  • Working knowledge of paint sprayers
  • Maintain adequate inventory of spare parts and maintenance materials necessary to handle the most common repairs and situations and maintain overall cleanliness of maintenance shop and other work areas
  • Ability to schedule vendor and maintenance activities including service requests and make-ready services
  • Ensure service requests are being appropriately distributed, prioritized, completed, and closed in a timely manner (48 hour turn around preferred)
  • Perform regular preventative maintenance and safety inspections of the property
  • Perform any additional duties assigned by Property Manager or management company
